A fire is over in an hour. The damage it leaves behind keeps working on your house for weeks, soot reacting with surfaces, odor moving into materials, and firefighting water soaking a structure that now has holes in it.

ACOR Restoration Services LLC is a licensed contractor serving Coeur d’Alene and Kootenai County with fire and smoke damage restoration, and with documentation prepared for your insurance carrier. We are not public adjusters. We do not negotiate coverage or guarantee what your policy will pay.

Structure gutted by fire with charred framing exposed and the roof burned through
A total-loss structure fire. Framing exposed, roof burned through, and the building unsafe to enter until it has been assessed.

What burns in North Idaho, and what the smoke does

Two things make fire damage here different from fire damage in a dense city.

The first is heat sources. A lot of Kootenai County properties run wood stoves, pellet stoves, and fireplaces through a long winter, which means chimney and flue fires, creosote, and stove-adjacent ignition are a real share of what we see. Those fires often start in a wall or ceiling cavity next to the flue and spread through framing before anyone in the room notices anything.

The second is wildfire. North Idaho summers put smoke in the air for weeks at a time, and a home does not have to be anywhere near a fire line to take damage from it. Smoke enters through HVAC intakes, attic vents, and gaps in the envelope, then settles into insulation, carpet, upholstery, and duct interiors. Homeowners usually notice it as a smell that will not leave after the air outside clears. That is a real loss, and it is frequently under-documented because nothing visibly burned.

Rural and lake-area parcels add distance. A property at the end of a long private drive gets a longer response, which generally means more structure involved by the time the fire is out and more firefighting water in the building.

What we do

Fire restoration runs in a different order than water, because the building is usually unsafe and unsecured before anything else can happen.

  1. 1

    Assessment and securing

Once the fire department releases the property, we assess what is safe to enter and secure openings, broken windows, burned-through walls, compromised roof, so weather and animals stay out.

  2. 2

    Water extraction and drying

Firefighting water starts the same clock a burst pipe would. If the structure was hosed down, extraction and drying begin immediately, in parallel with everything else.

  3. 3

    Soot and residue

Dry smoke, wet smoke, and protein residue each respond to different methods, and the wrong method drives residue deeper or permanently stains a surface. We identify what we are dealing with before cleaning it.

  4. 4

    HVAC and migration paths

Soot follows air. Ductwork redistributes it every time the system runs, and rooms that never saw flame are commonly affected. We look well beyond the obvious fire area.

  5. 5

    Contents and odor

Contents are evaluated item by item for whether cleaning is realistic. Porous materials that hold odor often are not worth cleaning repeatedly, and we document why rather than disposing of things without a record.

  6. 6

    Documentation

Conditions as found, before anything is moved or cleaned, plus what we did and why, in a format your carrier’s staff adjuster can review.

We will not promise a finish date or guarantee that every trace of odor disappears. What burned, how long smoke sat, how far it traveled, and what absorbed it all decide that, and anyone who guarantees the outcome before seeing your house is guessing.

How we document for carriers, and what we are not

ACOR has licensed independent adjusters on staff alongside the contracting team. They understand how carriers evaluate claims and what documentation a file needs to be reviewable. We also bill your carrier directly, so you are not fronting the money and waiting on reimbursement.
