Rebuilding an old Spokane house is a different job from rebuilding a new one, and most of the difference shows up in materials you cannot buy and assemblies nobody builds anymore.
ACOR Restoration Services LLC is a licensed contractor in Washington, serving Spokane and the Inland Northwest with reconstruction after water, fire, smoke, and mold losses. We are not public adjusters. We do not negotiate coverage or guarantee what your policy will pay.

One team from cleanup through rebuild
When the mitigation contractor and the rebuild contractor are different companies, the seam between them is where things go missing, what was removed and why, what condition the structure was in when the second crew arrived, and who is accountable for a moisture reading nobody wrote down. We handle both, so the drying data and the rebuild scope come out of the same record, and you manage one schedule instead of two.
What rebuilding an older Spokane house involves
Matching is the recurring problem. Trim profiles that were milled locally and are no longer made. Plaster walls where the rest of the trade has moved to drywall. Original hardwood in a species and width you cannot order. Cabinetry and tile discontinued decades ago. Where an exact match is not available we show you the closest realistic options and explain the trade-offs, rather than installing something that does not match and letting you discover it.
Assemblies are the other one. Plaster-and-lath does not repair like drywall, and patching it properly is a different skill and a different line on a scope. Balloon framing in the oldest houses behaves differently from platform framing when you open a wall. And in a house still carrying original wiring, a rebuild that disturbs it can trigger electrical work well beyond what the loss itself caused. That is a code question for the building official, not a choice we or your carrier get to make.
Some Spokane neighbourhoods also sit within historic or design-review overlays, which can affect what exterior work is permitted and how it has to be detailed. We confirm what applies at your specific address rather than assuming.
And the basement. Spokane rebuilds frequently include below-grade finished space, which brings its own sequencing, there is no point reinstalling drywall against a foundation wall that is still moving moisture. Correcting that comes first. See our Spokane mold page for why.
How the scope gets decided
We inspect, document what is damaged, and prepare a scope describing the materials and work we believe are necessary to return the property to its pre-loss condition, consistent with applicable building codes and manufacturer requirements. That is a contractor’s professional assessment of what the job requires.
Your carrier reviews it and makes its own determination about what your policy covers. Those two things are not the same, and we will not tell you they are. We do not negotiate the outcome, interpret your policy, or guarantee what gets paid.
When demolition reveals damage nobody could see beforehand, we document it and submit that supporting information as the contractor performing the work. In older houses this happens more often than not, opening a wall in a hundred-year-old building tends to find something. Whether it is covered is the carrier’s determination.
Important disclaimer

We do not guarantee that any portion of your loss will be covered or paid. Coverage decisions belong to your insurance carrier and your policy.
Permits
Who pulls them varies by job, sometimes we do, sometimes the property owner does, depending on the jurisdiction and the scope. Requirements differ between the City of Spokane, Spokane County, and Liberty Lake, and they change. We will tell you which applies to your project rather than give a general answer that turns out to be wrong for your address, and we coordinate the permitting and inspection sequence either way. Building officials, not contractors and not carriers, decide what a given scope requires.
How long it takes
Scope size, material availability, which on an older house is the usual bottleneck, permitting and inspection timelines, whether the claim has been approved so work can proceed, and how much of the structure is involved. A single bathroom is weeks. A substantially rebuilt home is considerably longer. We give you a schedule for your actual project once the scope is settled, and tell you when it changes.
