The age of the building decides the schedule
This is the single biggest difference between clearing a lot in Spokane and clearing one across the state line. Washington’s requirements around asbestos survey and notification before demolition are more involved than Idaho’s, and the regional clean air authority has a role in the process. Given how much of Spokane’s building stock predates the era when asbestos-containing materials were phased out, that step applies to a large share of the demolition work in the city.
What that means practically: the survey and any required notification happen before demolition, not during it, and they sit on the critical path. A property owner who budgets for a two-day teardown and has not accounted for that is going to be surprised by the calendar rather than the cost.
Tell us the age of the structure on the first call. It is the thing that determines the sequence, and we would rather scope it correctly than discover it halfway through. We will confirm exactly what your specific site and jurisdiction require rather than quoting a generic rule.
Access on a city lot
Spokane lots are narrow and the houses sit close. Getting equipment to the back of a property frequently means going between structures, around mature street trees, or over a neighbouring driveway with permission. Alley access helps where it exists and is a genuine constraint where it does not.
It also means the work has neighbours. Dust control, noise, protecting adjacent structures and fences, and keeping the street clear are part of the job here in a way they are not on a rural parcel. We plan for it rather than discovering it on day one.
After a total loss
The other common reason for clearing is that something burned. What remains is a mix of structural debris, burned contents, and material that has to be separated and handled correctly rather than pushed into one pile, and in an older Spokane house, that material is exactly the material the survey above is concerned with.
Because we also handle reconstruction, clearing and rebuild can be scoped by the same team, so the record of what was on the site carries through. See restoration and reconstruction in Spokane.
Permits, utilities, and disposal
Demolition requires permits, and utilities normally have to be disconnected or capped by the utility or a licensed trade before a structure comes down. Who pulls the permits varies by job, sometimes us, sometimes the property owner, depending on the jurisdiction and scope. We will tell you which applies at your address and coordinate the sequence so the work happens in a lawful order.
Disposal goes to appropriate permitted facilities, with material requiring special handling kept out of general debris.
Documenting a clearing claim
Debris removal is often a distinct line in a loss, separate from the rebuild, and it is frequently under-documented, which is where disputes start. We photograph conditions before work begins, record what was removed, retain disposal records, and note site conditions as we go, so your carrier’s staff adjuster has an evidenced record rather than an unsupported number.
Important disclaimer

How long it takes
Survey and notification timelines, permit processing, equipment access, whether utilities need disconnection, and the size of the structure all drive it. We give you a realistic picture for your address rather than a generic number.
