Questions about clearing a property or lot, answered plainly. Call (208) 254-2053 to talk through your site.
What does property lot clearing cover?
It is the work of getting a property back to a clean, usable, buildable state. For us that means three things: removing debris and hauling away damaged or collapsed material, taking down structures that have to come down, and clearing vegetation and overgrowth.
It comes up most often after a fire or other total loss, when a structure has to be demolished before anything new goes up. It also comes up when a property has accumulated debris that needs organized removal and lawful disposal, and when vegetation has grown in close enough to a structure to be a wildfire problem.
Do you clear lots after a fire or total loss?
Yes, that is the most common reason a Kootenai County or Spokane property owner calls us about clearing. After a total loss, what remains is usually a mix of structural debris, burned contents, and material that needs to be separated and handled correctly rather than dumped.
Because we also handle restoration and reconstruction, the clearing and the rebuild can be scoped by the same team, which avoids the gap where one contractor’s work ends and another argues about what was left behind.
Who handles permits, utility disconnects, and disposal?
Demolition and clearing commonly require permits, and utilities normally have to be disconnected or capped by the utility or a licensed trade before a structure comes down. Requirements differ between Kootenai County, the City of Coeur d’Alene, Post Falls, and the Washington jurisdictions, and they change.
Who pulls the permits varies by job, sometimes us, sometimes the property owner, depending on the jurisdiction and the scope. We will tell you which applies at your site rather than give you a blanket answer that turns out to be wrong for your address, and we coordinate the sequence so the work happens in a lawful order.
Disposal goes to appropriate permitted facilities. Material requiring special handling, which can include asbestos-containing material in older structures, has to be assessed and handled under the applicable rules, not mixed into general debris. Tell us the age of the structure early, because that assessment affects everything downstream.
Can you clear vegetation or create defensible space?
Yes. Wildfire risk is real across North Idaho and eastern Washington, and clearing vegetation back from structures is one of the few things a property owner can directly control about it.
Defensible space works in zones, the ground immediately against the building matters most, then the area out to roughly thirty feet, then beyond that. What your property needs depends on its slope, what is growing on it, and how close the neighbors are. Call (208) 254-2053 and describe your site and we will tell you what we would actually do there.
How is clearing documented for an insurance claim?
Debris removal is often a distinct line in a loss, separate from the rebuild, and it is frequently under-documented, which is exactly where disputes start.
We photograph conditions before work begins, record what was removed, retain disposal records, and note site conditions as we go. That gives your carrier’s staff adjuster an evidenced record of what was actually there and what was actually hauled, rather than an unsupported number. ACOR does not decide what your policy covers and does not guarantee that debris removal will be paid.
How long does lot clearing take?
It depends on the size of the site, what is on it, access for equipment, whether a structure has to come down, whether hazardous material assessment is required, and how the permitting sequence falls. A straightforward debris haul is a very different job than a structural demolition with a utility disconnect and an asbestos assessment ahead of it. We will give you a realistic picture for your site rather than a generic number.
What areas do you clear?
