Spokane water losses usually start in one of two places: a supply line that has been in the wall since before anyone living in the house was born, or a basement that collects everything gravity sends it.

ACOR Restoration Services LLC is a licensed contractor providing water damage restoration in Spokane and the Inland Northwest, extraction, structural drying, and clear documentation for your insurance carrier. We are not public adjusters. We do not negotiate coverage or guarantee what your policy will pay.

Why Spokane homes flood the way they do

A lot of Spokane housing is old, and old houses have old plumbing. Galvanized steel corrodes from the inside until the wall thickness gives out. Cast iron drain lines crack. Neither fails on a schedule and neither gives much warning. The first sign is usually a stain on a ceiling below, which means water has already been running through a cavity for a while.

The second thing that shapes water damage here is basements. Spokane builds them, and a basement is where water ends up. A second-floor supply line that lets go sends water down through two floors of structure before it pools somewhere you will actually notice it. Finished basements make it worse, because the drywall, carpet pad, and framing down there sit below grade where drying is slower and humidity is already higher.

Newer construction in Spokane Valley and Liberty Lake trades those problems for different ones. Braided supply lines to refrigerators, washing machines, and dishwashers fail; water heaters reach the end of their service life; a connection behind an appliance weeps for weeks before anyone notices. The plumbing is newer, but nobody is looking at it either.

Freeze events matter here too, just less than they do across the state line. On the Idaho side, freeze-thaw and ice dams drive most of the winter calls. See our Coeur d’Alene water damage page if that is where your property is.

What we do

Water restoration is a process, not a promise that every surface will look new overnight. In order:

  1. 1

    Safety and source control

Confirming it is safe to enter, electrical panels and mechanicals live in basements, which is exactly where the water is, and stopping ongoing water when that is within our scope.

  2. 2

    Extraction

Standing water off floors, out of carpet and pad, and out of accessible cavities. Below-grade extraction is its own problem, and it is where the volume usually is.

  3. 3

    Moisture mapping

Meters and inspection to find wet material that looks dry. In a multi-storey loss the damage is rarely where you first see it. It is in the ceiling and wall cavities the water passed through on the way down.

  4. 4

    Drying and monitoring

Air movers and dehumidifiers placed against that moisture map, monitored until materials hit drying goals. Below-grade spaces take longer, and we will tell you that up front rather than at the end.

  5. 5

    Documentation

Photos, moisture logs, and scope notes, prepared so your carrier’s staff adjuster can review what happened and what was performed.

Drying time depends on the materials, how long water sat, temperature, and humidity. A short leak on hard flooring dries faster than saturated drywall, insulation, or a finished basement. We do not promise a set number of drying days.

Where drying is delayed or materials stay wet, mold can follow. That may need a separate scope, see our Mold Remediation FAQ and our Spokane mold page.

How we document for carriers, and what we are not

Many restoration companies say they work with insurance. Often that means they send an invoice and wait.

ACOR has licensed independent adjusters on staff alongside the contracting team. That means we understand how carriers evaluate claims and what documentation they typically need, and we prepare it in a format that aligns with common carrier standards. We also bill your carrier directly, so you are not fronting the money and waiting on reimbursement.
