In a city of older houses built close together, a fire is rarely contained to the room it started in, and the smoke is never contained at all.

ACOR Restoration Services LLC is a licensed contractor serving Spokane and the Inland Northwest with fire and smoke damage restoration, and with documentation prepared for your insurance carrier. We are not public adjusters. We do not negotiate coverage or guarantee what your policy will pay.

Soot-blackened interior of a house after a fire, with damaged furnishings
Soot coats surfaces well beyond the room that burned. It follows air, which is why we look at the whole house rather than the obvious area.

Why Spokane fires behave the way they do

Spokane’s housing stock is old, and old houses carry old electrical. Early wiring systems, decades of additions and modifications, and circuits never designed for the load a modern household puts on them are a recurring source of ignition, usually inside a wall or an attic, where a fire gets established before anyone smells it.

Lot spacing matters too. In much of the city houses sit close, which means radiant heat and ember exposure reach a neighbouring structure quickly. We are regularly called to properties that never had fire inside them at all, siding scorched, eaves damaged, and smoke drawn in through soffit vents and windows from a fire next door.

Then there is the basement. Firefighting water follows the same path water always follows in this city: down. A fire on the main floor frequently leaves a soaked basement full of soot-contaminated water, mechanicals sitting in it, and finished space below grade that has to be dealt with as a water loss and a smoke loss at the same time.

Wildfire smoke reaches Spokane most summers as well, riding in from the Cascades and from Canada. It settles into HVAC systems, insulation, and soft contents, and the odor outlasts the haze by a long way. Nothing has to burn on your property for that to be a real, documentable loss.

What we do

  1. 1

    Assessment and securing

Once the fire department releases the property we assess entry safety and secure openings, which in a tight neighbourhood also means keeping the structure closed to anyone wandering in.

  2. 2

    Water extraction and drying

Firefighting water usually ends up in the basement, contaminated with soot and whatever it passed through. Extraction and below-grade drying begin immediately, in parallel with the smoke work.

  3. 3

    Soot and residue

Dry smoke, wet smoke, and protein residue respond to different methods, and the wrong one drives residue deeper or stains a surface permanently. We identify the residue before touching it.

  4. 4

    HVAC and migration paths

Ductwork redistributes soot every time the system runs. In older houses with retrofitted forced air, the duct runs go places the original builder never intended, and so does the smoke.

  5. 5

    Contents and odor

Evaluated item by item for whether cleaning is realistic. What cannot be saved is documented with the reasoning, rather than disposed of without a record.

  6. 6

    Documentation

Conditions as found before anything moves, then what was performed and why, prepared for your carrier’s staff adjuster to review.

We will not promise a finish date or guarantee that every trace of odor disappears. What burned, how long smoke sat, how far it traveled, and what absorbed it decide that.

How we document for carriers, and what we are not

ACOR has licensed independent adjusters on staff alongside the contracting team. They understand how carriers evaluate claims and what a file needs to be reviewable. We also bill your carrier directly, so you are not fronting the money and waiting on reimbursement.
