Most mold we find in Kootenai County is not in the house. It is under it: in a crawlspace nobody has opened in three years.

Why North Idaho homes grow mold where they do
Crawlspace construction is the big one. A large share of Coeur d’Alene and Kootenai County housing sits on a vented crawlspace, and a vented crawlspace in this climate spends a good part of the year taking in humid air, cooling it against the ground and the underside of the floor, and condensing it exactly where the joists and subfloor are. Add a torn vapor barrier, a downspout discharging next to the foundation, or grading that slopes the wrong way, and you have a space that stays damp without anyone ever seeing standing water.
Spring melt is the seasonal version of the same problem. Snow sitting against a foundation through a thaw pushes moisture into the crawlspace and the lower framing, and the drying-out afterwards is never as complete as people assume.
Waterfront and lake-adjacent properties carry more ambient humidity than inland ones, which narrows the margin on everything above. So do seasonal homes and cabins that get closed up for months with no air movement and no heat, we see a recurring pattern of owners opening a place in May to a smell that was not there in September.
And then there is the ordinary cause, which is any water loss that was not dried completely. If you had a burst pipe or an appliance failure and the drying was rushed, this is often the second act. See our Coeur d’Alene water damage page.
What we do
- 1
Find the water first
Meters, inspection, and following the moisture to its source. Remediating without identifying what is wetting the material is temporary work, and we will say so rather than take it on quietly.
- 2
Containment
Isolating the work area and controlling air movement so spores are not distributed through the rest of the house while we work.
- 3
Removal
Colonized material that cannot be cleaned comes out. In crawlspaces that often means insulation, vapor barrier, and sometimes subfloor and joist treatment.
- 4
Cleaning and treatment
Surfaces that can be cleaned are cleaned, and remaining surfaces treated.
- 5
Correct the moisture
The part that determines whether this comes back. Vapor barrier, drainage, grading, ventilation, or the plumbing failure behind it, if the fix falls outside our scope, we tell you what it is instead of remediating around it.
- 6
Independent verification
Where sample verification is needed we bring in third-party testers. We do not grade our own remediation, see below.
We do not test our own work
Worth knowing before you hire anyone
A company that tests for mold, remediates based on its own test, then tests again to confirm its own success has an obvious conflict of interest. We do not do that. Where samples need independent verification, we bring in third-party testers so the result is not ours to influence. If you would rather choose the testing firm yourself, that works too.
Insurance, and the part people get caught by
Mold is treated differently from most other losses. Coverage is frequently limited, capped at a specific dollar amount, or excluded outright on standard homeowners policies, and it often turns on what caused the moisture and how long it went on. A sudden covered water loss dried promptly is treated very differently from long-term seepage or deferred maintenance.
ACOR does not decide coverage, does not interpret your policy, and does not guarantee that any part of a mold claim will be approved or paid. Read your policy, particularly any mold or fungi limit, and talk to your carrier. We document what we find and what we do so their staff adjuster can evaluate it, and we bill your carrier directly where the claim allows it.
