Mitigation stops the damage. Reconstruction is the part where you get your house back, and it is the part that runs on permits, inspections, and material lead times rather than on urgency.
ACOR Restoration Services LLC is a licensed contractor in Idaho, serving Coeur d’Alene and Kootenai County with reconstruction after water, fire, smoke, and mold losses. We are not public adjusters. We do not negotiate coverage or guarantee what your policy will pay.

One team from cleanup through rebuild
When the mitigation contractor and the rebuild contractor are different companies, the seam between them is where things go missing. What was removed and why. What condition the structure was in when the second crew arrived. Who is accountable for a moisture reading nobody wrote down. The homeowner ends up carrying information between two companies that each have a reason to describe the same wall differently.
We handle both, so the drying data and the rebuild scope come out of the same record. You also manage one schedule and one point of contact instead of two.
What building in North Idaho actually involves
Snow load is the requirement that surprises people rebuilding here. Roof structure, framing, and connections in Kootenai County are engineered for loads that would be excessive in a milder climate, and depending on the scope, a rebuild may have to meet current code even where the original structure predated it, the building official makes that call, not us. That can mean the roof going back is not framed the way the roof that came off was framed.
Permitting runs through the City of Coeur d’Alene, Kootenai County, or one of the smaller jurisdictions depending on where the property sits, and their requirements and timelines are not identical. Rural parcels bring their own items, well and septic considerations that a city lot never raises, and access that affects how material gets delivered.
On materials, the region’s growth cuts both ways. A relatively recent house usually means finishes that are still in production and can be matched. An older or custom property means the opposite, and we would rather tell you that at scoping than at installation.
How the scope gets decided
We inspect, document what is damaged, and prepare a scope describing the materials and work we believe are necessary to return the property to its pre-loss condition, consistent with applicable building codes and manufacturer requirements. That is a contractor’s professional assessment of what the job requires.
Your carrier reviews it and makes its own determination about what your policy covers. Those two things are not the same, and we will not tell you they are. We do not negotiate the outcome, interpret your policy, or guarantee what gets paid.
When demolition opens up an assembly and reveals damage nobody could see, wet insulation behind drywall, subfloor damage under finish flooring, framing worse than it looked, we document it and submit that supporting information as the contractor performing the work. Whether it is covered is the carrier’s determination.
Important disclaimer
ACOR Restoration Services LLC is a licensed contractor. We are not public adjusters. We do not represent you against your insurer. We do not negotiate coverage, claim approval, or settlement amounts. We do not guarantee that any portion of your loss will be covered or paid. Coverage decisions belong to your insurance carrier and your policy.
Permits
Who pulls them varies by job, sometimes we do, sometimes the property owner does, depending on the jurisdiction and the scope of work. We will tell you which applies to your project rather than give a general answer that turns out to be wrong for your address, and we coordinate the permitting and inspection sequence either way. Building officials, not contractors and not carriers, decide what a given scope requires.
How long it takes
Scope size, material availability, permitting and inspection timelines, whether the claim has been approved so work can proceed, and how much of the structure is involved. A single bathroom is weeks. A substantially rebuilt home is considerably longer. We give you a schedule for your actual project once the scope is settled, and tell you when something changes. We do not quote a generic turnaround.
